Architectural composite shingles are the default for value and appearance. Standing-seam metal costs more up front and lasts far longer, sheds moss and debris, and pairs well with solar. For low-slope sections common on mid-century Seattle homes, we use TPO rather than trying to force shingles onto a pitch they can't handle.
We pull the permits where the jurisdiction requires them, work within HOA color and material rules on the Eastside, and plan dumpster placement and material staging for narrow Seattle streets and alley access before day one.
If panels are in your plans, replace the roof first. We reinforce the deck, plan conduit routing, and use flashed mounts so the array never becomes the reason the roof leaks.
